At that point they generally want to get off the risk or they reduce their coverage.

That means a small up front cost for your clients. We Direct Bill the insured afer the initial 3 month policy period to save you paperwork. Only the first 3 months are fully earned. Thereafter cancellation is pro-rata. Some companies that write vacants are not willing to stay on the risk more than 1 year. Not us. We are generally willing to continue writing these properties as long as they are vacant.
